Batemans Bay Accommodation reserve the right to adjust the terms & conditions at any time. Payment of the deposit constitutes acceptance of these conditions of letting.
Unlike chain accommodation, private accommodation offers the chance to enjoy the personality of a real home. All of the properties are individually owned and personally equipped and furnished by the owner. The style of the accommodation and adequacy of equipment varies from one property to the next. The description of the premises is made in good faith and Batemans Bay Accommodation takes no responsibility for misrepresentations.
Batemans Bay Accommodation is a cashless office. Payments can be made by Visa or Mastercard, and all prices include a $130 booking fee.
A 30% deposit is required when the booking is confirmed, followed by 35% due 30 days before arrival and the remaining 35% due 14 days before arrival. If payment is not received by the due date and no prior arrangement has been made, we reserve the right to cancel the booking.
Property access details will only be released once full payment has been received.
A valid payment card may be securely retained for the duration of your booking. Reasonable charges may apply for damage, missing items, excessive cleaning or other costs resulting from a breach of the Terms and Conditions.
Where an additional charge is required, we will contact you with details of the issue and the applicable cost.
Additional charges may apply for damage, breakages, missing items, lost keys, excessive cleaning, excess rubbish, unwashed dishes, stained carpets or flooring, additional pool cleaning, an unclean barbecue or other costs resulting from the property being left contrary to the house rules.
All bookings incur a $130.00 booking fee per booking.
Check-in is from 2:00 pm. Your check-in instructions and property access details will be sent approximately 24 hours before arrival.
You will also receive access to our guest app, where you can view your check-in information, property details and helpful local information.
Check-out is by 10:00 am on your departure date. Late check-out must be approved in advance, and a fee of $100 per hour may apply where a delayed departure affects the cleaning schedule.
The property may only accommodate the maximum number of guests stated in the listing and confirmed on the booking.
Additional guests or sleeping arrangements, including tents, caravans, air mattresses or sleeping bags, are not permitted without prior approval.
Exceeding the maximum occupancy may result in the booking being terminated.
Any items left at the property will be collected and held at our office for a limited time.
To have an item returned, please send us a prepaid, self-addressed post bag. Once received, we will arrange postage of the item.

A starter supply of toilet paper, hand soap, shower gel and other basic consumables is provided for your arrival.
Guests are responsible for purchasing any additional supplies needed during their stay.
Complimentary Wi-Fi is available at selected properties.
As internet services are provided by third-party suppliers, we cannot guarantee uninterrupted access or be responsible for outages beyond our control.
Guests staying in strata or community-title properties must comply with all applicable owners corporation rules and by-laws during their stay.
Any issues must be reported on arrival. Subject to the owners approval arrangements may be made to rectify as soon as possible.
As a guest, you are responsible for damages, breakages and missing inventory during your stay. Report any maintenance issues and / or breakages on arrival to our office on 0423 348 185 or in writing. The guest agrees to allow the agent or their nominee to enter the property for any necessary repairs. Any issues not reported as specified will not be negotiated.
Guests will be held responsible for any lost keys. A ‘Lost Key’ charge will be the cost of having a new set cut plus a $65.00 service fee. If you lock yourself out of your holiday property there will be a $65.00 service fee charged if an agent has to come out. If there is no agent available afterhours you will have to contact a locksmith and pay them directly for the service at your own cost, there will be no re-imbursement for this.

Guests are responsible for damage, breakages or missing items occurring during their stay. Where repairs are required, guests agree to allow Batemans Bay Accommodation, the owner or an authorised contractor reasonable access to the property.
We will arrange repairs as soon as reasonably practical, subject to owner approval and trade availability. Issues not reported promptly may limit our ability to investigate or resolve them.
Guests are responsible for all keys, remotes and access devices provided during their stay.
Lost or unreturned keys will be charged at the replacement cost, plus a $65 service fee.
A $65 callout fee also applies where an agent is required to attend due to a guest lockout.
If no agent is available after hours, guests must arrange and pay for a locksmith directly. Locksmith costs will not be

If a tradesperson is requested and no fault is found, or the issue is caused by the guest, the full callout cost may be charged to the booking.
Urgent repairs include major water leaks, blocked toilets, gas leaks, dangerous electrical faults, serious roof leaks, flooding, storm or fire damage, loss of essential utilities or any issue that makes the property unsafe.
Please report urgent repairs immediately.
We aim to maintain a high standard of accommodation. However, each property is privately owned and individually furnished, so presentation and inclusions may vary.
Property descriptions are prepared in good faith. While we take care to keep information accurate, occasional errors, omissions or changes may occur.
Batemans Bay Accommodation has a strict no-party policy. Parties, functions, events and unauthorised gatherings are not permitted at any managed property.
Guests must not exceed the maximum occupancy stated in the property listing and booking confirmation.
A breach of this policy may result in immediate termination of the booking, removal from the property and no refund. Any security, cleaning, damage or other associated costs may also be charged to the guest.
As many properties are located in coastal, bushland or natural surroundings, guests may occasionally encounter wildlife such as insects, spiders, possums, rodents, snakes or kangaroos.
Batemans Bay Accommodation and property owners cannot guarantee that wildlife will not be present and are not responsible for encounters that occur naturally in the area.
Excessive noise, loud music, offensive language and disruptive or antisocial behaviour are not permitted.
Noise must be reduced by 10:00 pm and guests must comply with all property rules and local noise restrictions. Where a complaint is received, security may be called to attend and the cost, starting from $330, may be charged to the guest.
Failure to comply after a warning may result in immediate termination of the booking, removal from the property and no refund.
Please do not leave the BBQ gas bottle empty.
If the gas runs out during your stay, exchange the bottle at a Swap’n’Go service and keep the receipt. Send the receipt and your bank details to our office for reimbursement.
Reimbursement cannot be processed without a valid receipt.
Please check the individual property listing to confirm whether linen is included. Most of our fully self-contained properties provide linen for your stay.
Smoking is not permitted inside any of our managed properties.
Additional cleaning and deodorising charges may apply where smoking has occurred inside the property
We recommend guests purchase travel insurance to cover unexpected changes to their plans.
Cancellation requests must be submitted in writing. Cancellations made more than 14 days before arrival during standard periods, or more than 30 days before arrival during peak periods, are eligible for a refund.
Cancellations received after the applicable deadline are non-refundable unless the property is rebooked.
In the unlikely event that a property becomes unavailable, we will make reasonable efforts to offer suitable alternative accommodation or provide an appropriate refund.
